How much does an inspection cost? .... When is payment due?

Your basic inspection fee is based on square footage. Additional fees may be charged for different types of foundations, optional systems such as pools, hot tubs, sprinkler systems, detached structures, etc. We will make a determination based on questions we ask during our phone discussion and a firm price will be given when you or your real estate agent call. A re-inspection after any repairs are made can be arranged for a modest fee.

Payment is due at the time of inspection. Check, money order, or cash is accepted. Occasionally, other arrangements can be made.

When should my inspection be done?

This will depend on your sales contract. However, generally, the sooner the better, as soon as your contract is signed. This will allow for maximum time for you to make decisions and repairs to be completed.

How does the actual inspection process work? ...and how long does it take?

The Inspector(s) will meet you at the property. You are encouraged to be present at the inspection. This will help you have a good understanding of the process and allow you to ask questions while actually in the home. The inspector will go over his findings with you at that time. The report is usually available on site. You are encouraged to ask any questions at that time as well as to call with any questions you may have after reading the report. The process usually takes 2 hours for an average-sized home.

What do I need to bring to the Inspection?

Any reports you have been provided or any other tests or inspections you have had done on the property, i.e. Property Condition Addendum, structural reports, plumbing or static tests, etc.
