Procedures

Your inspection will be tailored to fit your needs. However, the typical home inspection includes but is not limited to the following:

  • 5.jpgStructural Systems: Roof covering, roof structures (attic insulation, framing, decking, and ventilation, interior and exterior walls), foundation, grading and drainage, fireplace and chimney, porches, etc.

  • Electrical Systems: Service and entrance panels, sub panels and branch circuits, wiring, receptacles, switches, outlets, GFCI, grounding, polarity, and fixtures, ceiling fans, etc. (Exposed electrical only).

  • Heating, Air-Conditioning Systems, all central heating and air conditioning units, including ducts and vents.

  • Plumbing Systems: Water supply and drain lines, functional flow, vents, plumbing fixtures, and water heaters. (Exposed plumbing only)

  • Appliances: Dishwasher, disposal, range (vent) hood, ranges, ovens and cook-tops; microwave, trash compactor, bathroom exhaust (vents) fans and heaters, whole-house vacuums, automatic garage door openers, doorbells, dryer vents, etc.

  • Optional: Swimming pools, spas, hot tubs, etc. Inspected for safety: Fire and smoke detectors, carbon monoxide  detectors.




Preparing for your Home Inspection:

  • Make sure that all utilities (water, gas electric, etc.) are turned on prior to the inspection and that gas appliances have been lit. Many systems cannot be tested properly if the utilities are not operating.
  • In new construction, permanent power must be installed prior to inspection, as all systems cannot be run on temporary power.
  • Confirm that keys are available on site for all locks, both interior and exterior, and for detached structures.
  • Please note that large amounts of stored (boxed) items and large furniture pieces may block visibility and limit access to some areas of the property.
  • Please have on hand copies of any previous Inspection Reports, Sellers Disclosure (Property Condition Addendum), Engineering Reports, Static or Plumbing tests, etc. that may provide useful information to the Inspector.
